July 2017 Denver Housing Market Stats
Denver’s housing market continues to see generous median sold price increases, sellers getting more than the full listing price and a slight increase in the number of new listings. The total number of days on market has increased, which might be indicative of potential buyers enjoying summer vacation before school starts.
The number of new listings in July 2017 increased 1.1% to 5,752, compared to 5,687 in July 2016. The number of sold listings fell 4.1% between July 2016 and July 2017, a respective 4,269 to 4,096. Total days on market saw no change between July 2016 and July 2017 (23 days). Median sold price increased 7.6% this past July ($410,000) compared to July 2016’s $381,000. The percent of sold price to list price saw a small decrease from July 2016 to July 2017, respectively 100.3% to 100%.
The percentage increase in the number of new condo listings increased to 1.6% between July 2016’s 1,884 to July 2017’s 1,915. The number of sold listings fell 7.3% in the same period, going from a respective 1,533 to 1,440. The total days on market increased between July 2016 and this past July, going from a respective 16 to 19, an increase of 13.7%. The median sold price rose 12.1%, going from July 2016’s $241,750 and $271,000 this past July. The percent of sold price to list price numbers changed a little between July 2016 and July 2017, going from a respective 101.2% to 100.7%.
