June 2017 Denver Housing Market Stats
Denver’s booming housing market continues to bring more of the same: increases in the number of new listings, rising median sold price and a gain in the number of sold listings. The only metrics with minus signs in front of the numbers are the total number of days on market and percent of sold price to list price (still good at more than 100%). This market is a solid sellers market.
The number of new listings increased 5.8% to 6,737, compared to 6,365 in June 2016. The number of sold listings rose 1.8% between June 2016 and June 2017, a respective 4,629 to 4,712. Total days on market saw no change between June 2016 and June 2017 (22 days). Median sold price increased 6.1% this past June ($412,750) compared to June 2016’s $389,000. The percent of sold price to list price saw a small decrease from June 2016 to June 2017, respectively 100.7% to 100.4%.
The percentage increase in the number of new condo listings rose 11.2% between June 2016’s 1,994 to June 2017’s 2,217. Sold listings saw a gain of 2.9% in the same period, going from a respective 1,528 to 1,572. The total days on market decreased by one day between June 2016 and this past June, going from a respective 17 to 16, a decrease of 5.9%. The median sold price rose 11.5%, going from June 2016’s $247,750 and $276,250 this past June. The percent of sold price to list price numbers barely changed between June 2016 and June 2017, going from a respective 101.5% to 101.0%.
